Well, I Made an Offer - They Accepted.....EEEEEKKKKK!

On Tuesday, April 20th, I called my realtor and said "I am ready to buy." On Wednesday, she sent me a slew of listings to drive by and call her as to which ones I wanted to see. I took mom and dad to look at two in Yukon. Thursday came and mom and I drove by 5 or 6 in OKC. There was only one that the neighborhood was decent enough to look at, so we called for a showing on Friday. On Saturday, I made an offer, which was countered by the sellers and of course we countered that offer. By Sunday, I was signing the counter offer that they accepted.

Here's some things, I learned the hard way. One: 103 percent loan will get you in a house without a down payment but the closing cost are about $2,000 which I didn't realize I would have to pay. Hince, the two counter offers, I was requiring the seller pay the closing costs that they didn't want to do. Two: My mortgage broker and realtor didn't realize how new to this house purchasing thing I truly was and they didn't think to mention earnest money. I had to borrow $75 from mom and dad to scrap up enough for that, I only had $225.

Monday, my realtor will get the signatures of the buyers on the counter offer and get my mortgage broker moving. On Friday, I will be with the inspectors for that.
